Whether you are a landlord or a tenant, your lease is the contract which governs the tenancy. Colorado has some unique rules regarding tenancy, so getting a lease off the internet doesn’t always cover Colorado laws.
For landlords, be aware that you must state that if there is a dispute, either party can claim attorney’s fees if successful in court (not just landlords).
For tenants, be aware that if you co-sign a lease, you are jointly and severally legally responsible for the property. That means that if your roommate destroys the property, you can be held responsible.
